Process · KIN Architecture Committee

Want to build the villa of your dreams? Here is how to get started with KIN.

If you already own land in one of our developments, the first step is to present your project to the Architecture Committee. We explain what to prepare, how the presentation works and what happens next, all the way to approval to build.

  • 3 clear phases
  • 7 documents
  • Guidance from KIN

Every villa is a unique expression of creativity and style. Our job is to make sure it meets the quality, design and sustainability standards that define KIN.

Three phases, from idea to approval

The project presentation is where owners turn their ideas into exceptional homes, in dialogue with the Architecture Committee.

  1. Prepare your presentation material

Gather the 7 technical documents and a short introduction explaining the vision for your villa.

  2. Present it to the Architecture Committee

Book your appointment, introduce your design team, present the technical documents and answer the questions round.

  3. Make adjustments and get approval

Incorporate the Committee's feedback, send the updated documents and receive final approval to start permits and construction.

Phase 1 · The 7 documents for your presentation

Complete documentation lets the Committee assess the scope, design and feasibility of your project. Tick them off as you get them ready.

Also · Project introduction

A short statement of the vision and goal for your villa, or its conceptual inspiration. We recommend a cover page identifying the project and the owner, and clear, legible, well-organized and up-to-date documents.

Phase 2 · Your presentation to the Architecture Committee

A constructive dialogue between your design team and the Committee, so every build follows the development's architectural and urban principles.

2.1

Book your appointment

Through our contact channels. We recommend booking well in advance; the Committee will confirm the date and time.

When booking, share

  • Name of the owner or representative
  • Lot number or land location
  • A short description of the project
  • Documents supporting the request

2.2

Introduce your project

Introduce your design team —architects, designers and engineers— and their track record. Explain the context: location, site characteristics, the needs you are addressing and the benefits for you and the community. Support it with images and renders.

2.3

Present the technical documents

The design statement, the drawings —floor plans, elevations, sections and construction details, legible and properly dimensioned— and the construction schedule with its dates and milestones.

2.4

Questions and answers

Listen carefully to the Committee's questions, answer clearly and with sound reasoning, and clear up any misunderstanding with visual examples or further explanation.

Phase 3 · Adjustments and final approval

We work through the Committee's feedback together so your project meets the guidelines and moves on to construction.

  1. 3.1

    Make the adjustments

Update the design and construction drawings, adjust models or 3D images if needed, and revise the design statement and schedule.

  2. 3.2

    Send the updated documents

As soon as possible, with every change included. If the Committee deems it necessary, a new presentation is scheduled.

  3. 3.3

    Get approval

Approval confirms your villa meets the development's criteria. From there, permits, approvals and construction can begin.
